One of the least expensive and easiest ways to increase the curb appeal and overall value of your home is to apply a fresh coat of paint to both the exterior and the interior. Not only does fresh paint allow you to change the color scheme to one that will appeal to the greatest number of potential buyers, but it also gives your home a fresh, clean look that makes it appear to have been well cared for. Before you grab a paintbrush and start painting, however, here are a few paint and painting tips to keep in mind when preparing your home for the market.
Tip#1: Choose the Right Color
When painting for yourself, you may want to choose bold colors that make a statement or otherwise reflect your personality. When painting for the market, however, it is best to choose neutral colors for the interior and exterior colors that are similar to the other houses in your neighborhood. Take some time to look at your neighbor’s houses when selecting a suitable exterior color. If the exterior is already a good color and is in good shape, simply freshen it up where necessary and clean the exterior in order to create the curb appeal you desire.
Tip #2: Take the Time to Properly Prep
Properly prepping the area will help to yield the best results while minimizing the mess that you create. Before you begin painting, take some time to fill any holes or other problematic areas with caulk, spackle or wood filler. You will then need to apply painters tape to the edges to prevent paint from spilling over onto the ceiling or other areas where you do not wish the paint to be. Be sure to put down a drop cloth and use gloves, a dust mask and goggles to keep yourself as safe and paint-free as possible.
Tip #3: Choose the Right Brush or Roller
Selecting the right brush or roller will help to ensure the paint goes on easily and completely. For interior rooms, rollers work well for covering large areas quickly. You may need to use a small brush to fill in certain areas. When painting a lanai or deck, consider using a high-quality paint pad or brush in order to get the best results. Before getting started, gather together paint rags, a paint tray with liners, an extension pole and a ladder to assist with the process.
Tip #4: Thoroughly Clean the Area
Once your paint has dried, use mineral spirits or paint thinner to clean up any leftover splatter or other areas where paint was accidentally placed. Carefully remove the painter’s tape and use a small brush to touch up any areas that may have been missed or accidentally removed along with the tape. A proper cleanup will give your new paint job that professional look that you need before putting the house on the market.
